with an investment property, Jason & his brother Brian purchase a 4-plex

in Grove Park. After three years of property management study, they

decided to purchase their second property and have continued to add

properties annually for the past 12 years. They now possess 15 properties,

have completed over 150 renovations  and are responsible for over

$1,200,000 in annual rental income.

WHY WE DO THIS...


Sixteen years ago after learning the basics of home improvement & completing the renovation of two personal homes and a business office, we started thinking about making our first purchase of an investment property.  The security of real estate and the opportunity to build sweat equity were major draws.

 

We focused on the basics and picked up a fourplex in a great location. We quickly experienced the ups and downs of property investing- within 4 months of closing, rents were up 18% & our main waste line burst on our neighbors lawn. We were hooked!

We strongly believe in treating our tenants well. We have high expectations for their happiness. We also have high expectations for the way our tenants treat the properties & their neighbors.

Every decision we make is based on three critical factors.

  1. First- will our actions match our values.
  2. Does this align with the long term health of the property/investment.
  3. How does this affect cash flow, which is the life blood of real estate investing.

Communicating with tenants, inspecting regularly &  planning ahead allows us to make decisions that don't conflict within these three critical filters.
